If you’ve ever sold a home before, you know what the typical sales commission costs are. Do you remember how you felt when you saw what you paid to the real estate company? Please understand that a good home, well priced will sell! Any honest and truthful real estate agent (REALTOR®) knows this. If your home is well kept and priced accurately, it will sell. It has no relationship to the amount of commission you pay. Most buyers also do their own searching on the internet MLS® website, the MLS® Review & the Real Estate Weekly, even when they have a buying agent!

Good agents (REALTORS®) find the right homes for their clients NOT homes where THEY make more commission. WHAT WILL IT COST TO SELL YOUR HOME WITH FULL MLS® SERVICE?

Basically … If your home or property is sold for *$600,000 or lower it will cost:

$6,000 in Commission + $900 in Disbursements + $828 HST (12%) =

For a Total Cost of: $7,728

Homes sold for $600,000 and over have a commission cost of 1% of the selling price.

This total cost includes:

- Full MLS® exposure in the real estate system

- Full MLS® coverage (MLS® website & MLS® Real Estate Review Bi-Weekly Publication)

- Additional newspaper advertising

- Full description & listing on 1% website & my own personal website

- Experienced professional real estate service

- Full Service Brokerage at a fraction of the cost

- Professional signage, listing documents (title search, strata documents etc)

If your listing contract expires before the property is sold, you don’t pay a cent!

COMPARED TO THE TYPICAL COMMISSION

The typical real estate commission in the Okanagan Region is 7% on the first $100,000 and 3% on the balance. If you listed and sold a below average priced single family dwelling home at $400,000 with a typical full commission REALTOR® it would cost you:

$16,000 in Commission + $1,920 in HST (12%) on the Commission =

For a Total Cost of: $17,920 (Over twice as much!)

LISTING PRICE & TIME TO SELL

The length of time to sell and price are directly relative to each other, so depending on my clients motivation (more money, faster time etc) we map out a pricing / time strategy to sell based on their needs.

My goal is to accomplish what my clients want. REALTORS® do not get paid until a property sells, so ensure you are comfortable with your REALTOR’S® market evaluation and original listing price. My goal is NOT to sell fast (unless my client wants to); my goal is to sell my client’s home for the highest price based on a time line that my clients give me.

The market always let’s us know if we are too high or priced right for that given time. The indicator is activity (or lack of it) and / or offers to buy.

My goal is to put the “saved” commission in your pocket. However, IF the market SOFTENS and you HAVE to sell, that “saved” commission amount could be used for reducing YOUR sale price. This means that your home SELLS ahead of others while still netting you the same cash as if you had listed with a typical full commission REALTOR®.
